NJBSoft is excited to announce the recent launch of their new SAMSAsset Management module. This new Enterprise Asset Management (EAM) product has recently been installed and implemented at a utility in the Phoenix metropolitan area. The design and features of the system compliments NJBSoft’s existing suite of compliance software. Current SAMS users will immediately recognize the format of this new application which allows for ease of implementation and training of staff.

What is enterprise asset management? A simple definition is the continuous management and preservation of tangible assets such as property, equipment, and parts. Public utilities use EAM software to track the lifecycle of a myriad of assets spanning from treatment plants down to water meters. Utilities may have tens of thousands of assets that require preventative maintenance, emergency repairs, inspections, parts replacement, and commissioning/ decommissioning of equipment and facilities. EAM is used to track all resources used during planned and emergency maintenance activities, to include associated priorities, staffing, parts & materials, tools, related SOPs, and other information. Linear asset maintenance is a special category of maintenance for utilities with assets like water pipes and sewer lines that cover large areas and distances. Asset management is needed to help manage the complex maintenance required to keep these assets running.

SAMSAsset Management arose as an extension of Computerized Maintenance Management Systems (CMMS). Historically, CMMS software was expensive and incorporated many difficult and complicated features. Implementation of CMMS often required extensive I.T. hardware and specialists. In the past, CMMS required whole teams to support the software, train staff, and troubleshoot issues. Failed implementations were often the result of complex system requirements operated by multiple users who fell behind entering data manually.

SAMSAsset Management is a cloud-based CMMS software which eliminates much of the historical burden described above.  NJBSoft is the I.T. provider responsible for hosting, security, backups, support, and upgrades to the system. The application is accessed through any computer with an internet connection and web browser.

Maintenance staff spend most of their day in the field performing preventative and emergency repairs on equipment and utility assets. In designing SAMSAsset Management it was essential that the software allow ease-of-use by incorporating fast data entry from mobile devices, commonly referred to as mobile enterprise asset management (mobile EAM). By using tablets and smartphones, assets are easily identified in the field using QR-codes generated by the software. A simple scan of the QR-code allows staff to generate work orders, track labor and equipment used in the repair, check the list of parts needed, review diagrams and SOPs, upload photos, and complete the job without ever needing a computer or use of paper. Benefits of using mobile EAM include access to GIS maps and facility locations, stepwise job plans, safety alerts, lock-outs and prior work history on the asset. This benefits the organization by improving service response and turn-around, job performance, employee safety, improved parts and equipment inventory, timely and accurate data flow, compliance with regulations, and much more.

SAMSAsset Management was designed to integrate with existing utility GIS which  provides improved built in mapping within the software. This affords staff with detailed information about asset locations, maintenance routes, and nearby facilities and equipment. Work orders can be generated within the GIS application by simply clicking a single asset on the map or by blocking water/sewer lines, meters, buildings, etc.
